§ 26-79. Other required data.

Other data required with the final plat shall be:

(a)

A certificate by the city's civil engineer certifying that the subdivider has either installed all required improvements or has posted a letter of credit or cash bond in an amount of 110 percent of the cost of improvements as estimated and submitted by the plattor's engineer and verified by the city to assure such completion of all required improvements, including all required survey and plat monuments and reference points.

(b)

Current certificate of title from a title company doing business in the state or opinion from an attorney authorized to practice law in this state, either of which must demonstrate fee simple title in applicant.

(c)

Certification from the city and county that all taxes and assessments have been paid on the land within the proposed subdivision.

(d)

If a zoning change is involved, certification from the development services department shall be furnished indicating that the change requested has been approved and is in effect, and that the size of lots and other features shown on the plat conform to all zoning requirements. Signing of the final plat by the development services director shall constitute such certification.
